Feasibility Studies & Location Analysis

Check the fundamentals first. Then decide with confidence.

What does a hotel feasibility study cover?

A hotel feasibility study examines whether a project could be viable at its proposed location under explicit assumptions. It considers demand, competitors, target guests, category, facilities and financial scenarios. FRITZ HOTEL CONSULTING assesses opportunities and risks to support a decision. A feasibility study does not guarantee occupancy, financing or investment returns.

Whether new build, conversion or development of an existing property: a hotel idea needs a robust assessment of its market opportunities and economic prerequisites. An attractive location alone is no more sufficient than a convincing building design.

FRITZ HOTEL CONSULTING examines whether, and under which conditions, a hotel project can be viable at the intended location. We make assumptions transparent, put risks into context and show which questions should be clarified before an investment is made.

What we do for you

01

Evaluating location quality

We analyse accessibility, infrastructure, surroundings and relevant sources of demand. These may include companies, trade fair and event venues, tourist attractions, clinics or educational institutions.

02

Examining the market and competition

We look at existing hotels, relevant concepts and foreseeable changes in supply. In doing so we examine the competitive environment in which your project would be positioned.

03

Estimating demand potential

We assess possible guest groups, travel purposes, seasonal fluctuations and the distribution of demand across the week. This produces a differentiated picture of the likely occupancy structure.

04

Testing use and scale

We examine which hotel category, number of rooms and offer structure could suit the location. Alternative concepts are compared where they appear sensible for the property.

05

Developing economic scenarios

We derive assumptions for occupancy, average room rates and ancillary revenue. We combine these with an assessment of the main operating costs and investment assumptions.

Your outcome:

What you receive

A structured basis for decision-making with a market review, a concept recommendation, economic scenarios and the main opportunities and risks. Open technical, building-law or planning questions are identified as requiring further review.

Let us examine the potential of your location.

Would you like to know whether a property is suitable for a hotel, or which concept could make economic sense? We support you in the assessment.
